A new investment in AMFIE's Portfolio
Keys handed over for the Op der Plak residence.
On 31 May AMFIE will be handed the keys for the sparkling new Op der Plak residence and the first tenants will be able to move into their apartments.
The residence is a high quality building in Luxembourg City, and has been entirely renovated. It comprises nine apartments ranging between 50 and 130 sq. metres with garden, carparking, cellars and lifts, and includes wheelchair access. Totalling 836 sq. metres, the property entered AMFIE's portfolio in March 2020, the result of an investment of around 10 million euros.
Its strategic location at 165 rue de Merl in Luxembourg City, in the heart of Luxembourg's highly-dynamic housing market, makes it an ideal investment in the property market, a highly attractive asset class. Ease of motorway access, proximity to public transport, the Conservatoire and the Merl Park all add value to our investment.
Along with these benefits come highquality construction and renovation work. The building is certified Class A for energy and heating, and has an eco double-flow energy recovery system. It is also very carefully designed: the building occupies the site of the former JP Lehners iron works, where for more than a century wrought ironwork was manufactured. Luxembourg city council has accordingly asked AMFIE to keep certain original architectural features, in particular the fine metalwork front doors, the wrought iron sign, several emblematic windows and a staircase, all of which are of completely unique historical and aesthetic values.
With the building located only a short distance from AMFIE's head office we were in a position to closely monitor progress on the site. The management and board were thus able to inspect the site frequently during the various stages of the works to ensure that both deadlines and specifications were respected.
The aim of the investment is to diversify the members' portfolio, bringing return on investment and inflation protection, with both direct ownership and long-term operation of a physical property fully owned by AMFIE. The rises in property purchase prices and rents in Luxembourg city since we acquired the premises in 2020 have already demonstrated the wisdom of this purchase for the benefit of AMFIE members.
